1. Definitions

“Contractor” refers to BURA, operating as a sole proprietorship.

“Client” refers to the individual or entity receiving services.

2. Scope of Work
The Contractor will perform only the services listed in the official quote or service agreement.
Any additional work requested by the Client—including hidden damage uncovered during work—will be considered a Change Order and billed separately.
3. Materials & Supplies
Unless otherwise stated:

All materials, tools, and supplies are included only if specified in the quote.

Upgrades or special-order materials requested after agreement signing will result in a price adjustment.
4. Pricing & Estimates
All quotes are valid for 14 days unless stated otherwise.
Prices may change if:

Additional damage or structural issues are discovered

Site conditions differ from initial inspection
5. Payment Terms

50% deposit is required before work begins unless otherwise stated.

Remaining balance is due immediately upon completion of the full scope of work.

Late payments may incur additional fees - 15% interest monthly.
The Contractor may pause or stop work if payments are not made as agreed.
6. Access to the Worksite
The Client must provide:

Clear access to the work area

Parking for work vehicles
-
Power, water, and restroom access (reasonable accommodation)
Delays caused by lack of access may result in additional charges.
7. Client Responsibilities
The Client agrees to:

Remove personal items from work areas
-
Provide accurate information about hazards
-
Maintain a safe environment for workers
-
Allow workers to perform work uninterrupted during normal hours
The Contractor is not responsible for loss or damage of items not removed by the Client.
8. Contractor Responsibilities
The Contractor agrees to:

Perform work in a professional and skilled manner

Follow building codes and safety standards

Communicate any changes or issues promptly

Maintain liability insurance where applicable
9. Warranties

Workmanship warranty: 12 months on labour unless otherwise specified

Warranty does not cover:

Pre-existing issues

Water damage, moisture, or attic/roof damage unless repaired by the Contractor

Owner-supplied materials
-
Neglect, misuse, or accidents

Attic/roof-related work is not fully guaranteed if the roof or water-entry source is not repaired.
10. Liability & Damage
The Contractor is not liable for:

Damages caused by structural issues or hidden defects

Pre-existing conditions
-
Damage caused by improper use, weather, or external factors

Client-requested high-risk work
-
Damage to areas outside the immediate work zone
The Contractor’s liability is limited to the value paid for the completed work.
11. Project Delays
The Contractor is not responsible for delays caused by:

Weather

Supply shortages
-
Client changes
-
Site access issues
-
Discovery of hidden problems
New completion dates will be provided as needed.
12. Cancellation Policy
If the Client cancels after work has begun:

Deposit may be forfeited

Client must pay for all work completed to date

Special-order materials must be paid in full
13. Photography & Documentation
The Contractor may take before/after photos for documentation and quality control.
Photos will not be used publicly without Client consent.
14. Dispute Resolution
Any disputes should first be addressed through direct communication.
If unresolved, matters may proceed through Ontario’s Small Claims Court.
15. Governing Law
These terms are governed by the laws of Ontario, Canada.
